Working With Real Estate Agent

A real estate agent is a professional who works for buyers and sellers of lands and properties. These mediators are people who can either help sell your home or help you find your new home. When working with real estate agents, there are a few things that must be kept in mind in order to get the most valuable service.

These property mediators are working to earn a living through the commissions they will be given. In general, agents do not receive monthly salaries. Their main source of income is the commission they will be paid once a transaction has been closed and finalized. As a reliable buyer or seller, you should know that real estate agents do not work for charity so you must pay them what they worked hard for.

Although you are paying the mediators their service and professional fees through their commission, you should always be considerate of these people profession. An agent may work for a few clients and not only have you so if you want to meet or take with the agent, give him due respect and courtesy. If you have set an appointment with him, try your best to be on time or give the person a call if in case you might be late. Not all real estate agents are the same. If you are a seller, you need to work with a listing agent and if you are the buyer, a buying agent is who you need. Other agents work on dual agency.

When working with a buying agent, you are expected to sign a broker agreement. You need to understand what this agreement contains such as relationship between you and the agent and you and your mediator’s duties before signing. You also need to ask about an exclusive and a non-exclusive agreement. Unless you have signed the contract, the negotiator will not show you on sale homes. Before signing, it may also be of help to first ask the person if you will be released from the contract once you are dissatisfied with his services. If possible release will not be allowed by the negotiator, you need to hire someone else. As a buyer, you should also be provided with agency disclosure which will serve as receipt proof. Remember to sign only a document that you have understood. If there are words or statements that you think is not clear for you, then always feel free to ask the real estate agent.

To have a well established relationship with the agent, you should be able to state what you expect from that person. Suppose in looking at homes, if you want the agent to pick you up and then drive you home again then tell it right away to settle an arrangement. Your means of communication with each other must also be known such as if you want to be contacted through phone calls, texts or emails. If you have a certain time frame when buying a property, tell this also to the negotiator to determine if this is feasible. If you are not pleased with his actions then say so.

The Need-To-Know Men’s Health and Fitness Tips for The Summer

Summer is slowly approaching, is your body ready for the beach? If you do not have the six-pack stomach, broad shoulders and sexy arms that you have always dreamed about, it is time to get started. Now is the perfect time to take your health seriously and get your body beach ready. Optimal men’s health and fitness is easy to achieve with just a few steps. When you stay consistent and dedicated to your health and fitness, the results can happen quickly.

There is more that goes into fitness than just heading to the gym and randomly working out. When there is a method to your madness at the gym, you will realize greater results. Men’s health incorporates a wide variety of issues including – eating properly, lifting weights and performing cardio exercises. With these three components, it will be easier to achieve the beach body you dream of.

The Role that Diet Plays

Diet is one of the most important components of men’s health. It does not make sense for you to go to the gym, work out as hard as you can, and then come home to eat an unhealthy meal. There are things your body needs in order to function properly that can only be obtained through the proper diet. A few simple tips to follow in order to achieve your optimal body include:

  • Drink water – This is one of the most important things you can do for your body, especially if you work out. It is recommended that you drink at least 64 ounces each day.
  • Eat small meals – Smaller meals throughout the day keep your body fueled all day long, speeding up your metabolism and preventing you from grabbing unhealthy snacks in between meals.
  • Fill your plate with as many colors as possible – This is the best way to get all of the proper vitamins and nutrients in your system, by choosing many different fruits and vegetables at each meal.

Fitness and Weight Training

In order for your weight training to be the most successful, choose 3 days a week to lift weights and dedicate each of those three days to a specific body part. This is important so that you can focus on only that body part, performing the recommended 3-4 different types of exercise for that body part and achieving optimal results. When you focus on one body part at a time, you can perfect the look you desire for that targeted area. Just as important as lifting weights is taking a rest day in between your workouts. After working out a targeted body part, make sure to give those muscles at least 48 hours to rest and recover from the workout.

The Importance of Cardio Workouts

While weight training is perfect to help your muscles grow; cardio workouts are important to help your body fight the fat. Cardio exercises should be performed 3-4 times per week and should be done at an intensity that still allows you to have a conversation without becoming winded. Cardio sessions can last anywhere from 20 minutes to a maximum of one hour to be the most beneficial.

Network Marketing Tips: Beware of the Time Stealers

There is a very common piece of advice that is provided to all network marketers when they first enter into this industry. This network marketing tip is embedded into the psyche of all of us and we in turn try to instill this advice to the network marketers on our team. This tip is to beware of negative people!

There is so much emphasis that is placed on having network marketers having the proper mindset. Part of this proper mindset is to steer clear of the negative affect that certain people will have on your confidence. This network marketing tip is extremely important and vital to the success of your organization and network marketing career.

There is however, another network marketing tip that I don’t think enough focus is placed upon. It may be somewhat easy to stay away from negative people and negative influences as they are very easy to spot. They are not afraid of telling you exactly how they feel and will say that to your face.

I feel that there are other people whom you should stay away from or at least limit your contact with, who are not so easy to spot. Those people are your “time stealers”.

As the great Jim Rohn once said, “Time is more valuable than money. You can get more money, but you cannot get more time.”

I find this quote invaluable! You will never get back the time you wasted. These time stealer’s to which I referred, can and will suck every bit of your time. They may not do so on purpose or with any conscious malice, but nonetheless, the damage they may cause to your business and your mindset could be irreparable.

So what do I mean by “time stealer’s”? These individuals are the ones who are doing nothing or close to nothing with their business, but lead you to believe that they are on the verge of a break trough. They do not regularly talk to people, attend meetings or training, they do not attend large corporate events, and do not sell enough products or services. But, every once in a while, they will suck you into believing in them and that they are ready to grow their business.

Every time they lead you to believe that they are ready for success, you in turn spend time with them trying to assist or guide them. Suddenly and unexpectedly, they revert back to their original mind set and attitude of doing nothing. You then look back and realize that you spent hours if not days with them. This situation can occur several times unless you put a stop to it.

Let me give you an example. I had one member of my team who assured me that she was ready to start growing her business once her retail store had closed. As she put it, she will at that time have enough free time on her hands to devote to her network marketing business.

Well, her business closed but she did nothing. I spent countless phone calls, emails, text messages advising her of upcoming events and trying to set up a game plan, but there was no feedback. But, she did over the course of a few months lead me to believe that she was ready by attending a couple of training sessions. Unfortunately after each one, nothing further was accomplished on her part.

I wanted so bad for her to succeed that I spent too much time with her and at times seemingly trying to convince her to do the business. Dealing with her became such a drain on me, both physically and mentally that I had to end the business relationship.

So, what do you have to do when you encounter a situation like this. At a certain point, you will come to realize that the person is stringing you along or rather stringing themselves along. When that time arises, you have to tell yourself that you will not devote anymore time to that person unless they actively become fully involved in their network marketing business.

You will also have to explain your position to them. There is no need to be harsh or rude. Simply advise them that until they are ready to routinely devote 6-10 hours a week to their network marketing business, you can’t be there to help. You must possess a zero tolerance.

Remember though, that these people may be your friends or family members. You do not want to tarnish your personal relationship with them. Tell them that you have no issues with spending time with them on a personal level, but you will not discuss the business until they are ready.

I hope that you do not have many of these “time stealer’s” on your team. But believe me, if you do, please stop working with them or it could very well mean the end of your network marketing career.

Wishing you all the success in the world!
